How long does a building permit last in Victoria?

In Victoria, building permits have both commencement and completion lapse dates. What this means is that works must commence prior to a specific date, and must be completed prior to another date. For domestic building work, works must commence within 12 months, and be completed within 24 months from the date the building permit was issued. For commercial building work, works must commence within 12 months, and be completed within 36 months from the date the building permit was issued.

If you continue with building works after the permit has expired or is no longer valid for your project, you’ll be risking punishment from your local or state council. This may result in fines or requests for your work to be demolished.

If your permit does expire, you will likely need to apply for a new permit and begin the process again. To find out if this is the case, it’s always better to contact your building surveyor sooner rather than later, ideally before your permit expires. If you contact your Relevant Building Surveyor prior to the expiration date of the building permit, you may be able to apply for an extension, rather than having to apply for a new permit later.
