Building Permit Process

Building permit process

The building permit process is an essential, preliminary part of every construction project. But it is a process that must be followed closely, and your application completed correctly. If it isn’t, your project may be delayed, which can have serious ramifications in financial terms. It is always essential to avoid this eventuality by working with a trusted building surveyor.

The first step in the process is to identify an experienced, licensed building surveyor. It is a surveyor who will be assessing your application and ultimately issuing your permit. They should provide accurate and up-to-date information and a smooth process. Therefore, they need to have a good track record.

Check if you need other permits or approvals

Certain projects require other permits or approvals, not just a building permit. For example, many new building projects require a planning permit, which should be obtained before a building permit. It is essential to confirm whether or not you require other permits or approvals.

Prepare your application

Preparing your building permit application must be done carefully, to avoid any potential delays. Double-check your application form once completed and ensure there is sufficient information as required. You will also be required to submit copies of your drawings, specifications, and plans, a copy of your Certificate of Title and Plan of Subdivision, and any other specific documentation required. You will also need to pay the required application fee and building permit levy.

Submit your application

When your application form is complete, you may submit it to your building surveyor for assessment. Ensure that all of the required documents are attached to avoid any delay.

Assessment

Your building surveyor will then take the time to assess your application. If any further information or documentation is required, they will contact you to request this. They will assess your complete application to ensure it meets the relevant building regulations and legislative requirements.

Building permit issued

When your application is deemed complete and approved, your building surveyor will issue you with your building permit. The permit will include details such as conditions in which the work will be carried out, timeframes, endorsed drawings, inspection information, and more. Do keep in mind that you may require additional permits before work can begin.

Inspections

Many projects require inspections during construction, or once the project is completed. The details of when an inspection is required will be included on your building permit. This may be an initial inspection, inspections during the course of works, and/or a final inspection. When an inspection is carried out, the result will either be an approval or a Direction to Fix, depending on whether your work is compliant.

Depending on the nature of your building work, you may be required to apply for an occupancy permit before the final inspection. This information will be specified on your building permit. If no occupancy permit is required, you will need a certificate of final inspection.

When works are complete

When building works have been completed, your building surveyor will issue you with your certificate of final inspection or certificate of occupancy, depending on the nature of your project.
